Strong demand for industrial space prompts £10.5 million speculative scheme in Essex

Developer Chancerygate has acquired a former food industry site in Witham in Essex where it plans to build a speculative scheme of around 58,000 sq ft of Grade A industrial and warehousing space with a development value of over £10.5 million. Subject to planning, the 2.5-acre development (right) will have ten freehold units ranging from 4,166 -7,427 sq ft. Chancerygate acquired the former 2 Sisters Food Group site on the Freebournes Road Industrial Estate from a private vendor and expects to submit a planning application by the end of the year. Chancerygate development manager Matthew Young said: “The site provides us with an excellent location to build our highly specified Grade A industrial and warehousing units. Our intention is to deliver a development that will support job creation and provide Witham much needed new units. With a limited supply of new build freehold units within Essex, and along the A12 corridor, we are confident there will be strong demand for our units from both local and regional businesses.”

Elsewhere in the region, property agent Eddisons is seeing strong interest in a new development of light industrial/warehouse units and office suites at Parigan Business Park in Peterborough. The scheme involves nine light industrial/warehouse units and two office units next to the A1(M) and Peterborough Parkway system. Eddisons director Julian Welch said: “This is the first new development in Orton Southgate for some time, and will provide much needed high quality new-build small light industrial, warehouse and office premises in this premier location. We are already seeing strong interest in the scheme and expect a number of units to be reserved prior to completion of the development in December this year”.

Constable Country villages added to full-fibre broadband rollout

Fifteen villages on the Suffolk/Essex border with around 20,000 homes and businesses have been earmarked to get full-fibre broadband. East Bergholt, Capel St Mary and Brantham are among the villages which have been added to County Broadband’s rollout of hyperfast full-fibre broadband. The new fibre-to-the-premises networks provide speeds of 1,000 Mbps to each property – about 11 times faster than the UK average- and they can be upgraded to over 10,000 Mbps and provide greater reliability. James Salmon, director of sales and new territories at County Broadband, said: “The pandemic has shown just how crucial having fast and reliable internet has become, and while people might have been happy with 40 to 50 Mbps speeds yesterday, that is no longer sufficient today, let alone next year. Our increasing internet consumption continues to grow and as more speed is available, more technology will use it.” County Broadband is engaging with over 150 villages in East Anglia and the 15 villages in south Suffolk added to its rollout are: Bentley, Brantham, Capel St. Mary, Copdock and Washbrook, East Bergholt, Higham, Holton St. Mary, Layham, Leavenheath, Nayland-with-Wissington, Polstead, Raydon, Stoke-by-Nayland, Stratford St. Mary, and Wenham Magna. The deployment of full-fibre broadband could be worth £5.38bn to the East of England economy, according to the Centre for Economics and Business Research.

Dental practice unveils new look in Colchester

Dental practice Together Dental has unveiled a new look at Colchester Country Park as the practice marks joining one of the UK’s leading dental groups. The new practice has invested £600,000 and employs in all, employs around 150 people over its three practices in Colchester. The practice was opened by the Mayor of Colchester, Cllr Robert Davidson and Colchester MP Will Quince, Member of Parliament for Colchester last week. Property agent set to open new branch in Felixstowe

Property agent Fenn Wright is set to open its first office in Felixstowe this autumn with a new branch that will primarily focus on residential sales and lettings. It will be the company’s eleventh branch and the latest addition to its growing network of branches throughout Essex and Suffolk. Felixstowe is enjoying a resurgence, having undergone a programme of investment and regeneration in recent years. In 2017, the pier reopened following a £3 million makeover and plans were recently approved for a new £1 million beach hut village and activity park. Properties range from new or converted apartments offering sea views, to large, detached homes with period features. Law firm boosts private client team with senior appointment

Law firm Birketts has appointed Emily O'Donnell as a senior associate in its private client team. She brings wide experience, particularly on complex succession planning matters including trust work and tax planning for farming and landed families and specialises in inheritance tax mitigation. She has acted for a range of clients including international families, trustees and private banks, as well as landed estate owners. Emily O’Donnell studied classics at the University of Cambridge and prior to joining Birketts she qualified as a solicitor with a City firm before joining the landed estates team for a large national law firm. Separately, Birketts has advised privately run construction company Buckingham Group Contracting on its sale into an employee ownership trust. The transfer of 100 per cent of the Buckingham-based firm’s equity into the trust will benefit its 650-strong workforce and help its succession plans. To mark the sale, 540 eligible staff received a £1,000 tax-free bonus. Established in 1987, Buckingham Group is a multidisciplinary contractor with a turnover approaching £700m.

Affordable homes acquisition in Felixstowe

Affordable housing firm HSPG has acquired 21 new homes at Laureate Fields – a modern development in Old Felixstowe – as part of its drive to deliver 1,000 affordable homes in the UK in this financial year. The firm provides homes through share ownership and says the East of England continues to experience a shortage of properties for sale, with 24 per cent fewer homes available than in 2019.
